This document is an electronic record in terms of the Information Technology Act, 2000 and the rules thereunder, as applicable, and the amended provisions pertaining to electronic records in various statutes as amended by the Information Technology Act, 2000. This electronic record is generated by a computer system and does not require any physical or digital signatures.
This document is published in accordance with the provisions of Rule 3(1) of the Information Technology (Intermediaries Guidelines) Rules, 2011 that require publishing the rules and regulations, privacy policy and Terms of Use for access or usage of our services. The "Platform" means, collectively: (i) the website at https://renteaseapp.com; (ii) the landlord and tenant web application at https://web.renteaseapp.com; (iii) the related mobile applications on Android and iOS; and (iv) the housing association administrator web dashboard at https://rwa.renteaseapp.com. Use of any part of the Platform is subject to our Privacy Policy, which explains how we protect tenants, landlords, unit owners, association administrators, and other data principals.
The Platform is owned and operated by TamilArasi Technologies, with its registered office at 192 4A2, Parananamanandal Road, Chengam, Tiruvannamalai, Tamil Nadu, 606701 (hereinafter referred to as "Platform Owner", "RentEase", "we", "us", or "our").
1. Acceptance of Terms
By accessing, browsing, or using the Platform, you agree to be bound by these Terms of Use, our Privacy Policy, and our Refund & Cancellation Policy. If you do not agree, please do not use or access the Platform. These Terms of Use may be modified at any time, and it is your responsibility to review them periodically. Continued use of the Platform after changes constitutes acceptance of the revised terms.
2. Description of Services
RentEase is a rental property management platform designed for landlords, property managers, and tenants in India. The Platform provides the following services:
- Property Management: Add and manage rental properties, track occupancy, and organise tenant records.
- Online Rent Collection: Automated UPI/card payment links sent to tenants via WhatsApp, with real-time tracking and digital receipts.
- Tenant Verification (KYT): Aadhaar eKYC and PAN verification powered by Cashfree Identity, with consent-based data processing compliant with the DPDP Act, 2023.
- Digital Rental Agreements: State-compliant rental agreement templates with e-stamp paper and OTP-based e-signatures for both landlord and tenant.
- Automate Reminders: Automated notifications including rent reminders, payment receipts, KYC invitations, agreement signing requests, and expiry alerts via WhatsApp and SMS.
- Multi-Role Access: Owner, Co-Owner, Manager, and Tenant roles with role-based permissions.
- Multi-Language Support: Available in English, Tamil, Hindi, and Kannada.
- Housing association / RWA tools: A web dashboard for authorised society administrators to manage unit lists, owner onboarding, tenant KYC completion status (operational visibility only — not raw identity documents), reminders, and related reports, subject to the same privacy rules as set out in our Privacy Policy.
3. User Accounts & Eligibility
- You must be at least 18 years of age to use the Platform.
- Registration requires a valid Indian mobile phone number. Authentication is performed via OTP sent through WhatsApp or SMS.
- You agree to provide true, accurate, and complete information during registration and to keep your profile information updated.
- You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
- One person may not maintain more than one account on the Platform.
4. Fees & Payment Terms
RentEase does not sell subscription plans. Core platform access is free with unlimited properties and tenants. The following pay-per-use and optional service fees apply:
- Online Rent Payments: A platform fee of 0.5% of rent collected through RentEase payment links applies. Payment gateway costs are included in the flow; the landlord receives 100% of the rent amount. Rent collected outside RentEase (cash, direct transfer, etc.) is not subject to this platform fee.
- Tenant Verification (KYT): ₹100 per verification. Either the landlord or the tenant pays for each check, as set out in the app and any terms agreed with a pre-enrolled housing association or society. Includes Aadhaar eKYC and PAN verification.
- Agreement eSign: ₹300 per agreement for agreement drafting and digital OTP-based eSign for both parties (who pays may follow the workflow in the app). eStamp paper and integrated eSignature options are coming soon; pricing for those will be published when available.
All fees are displayed in Indian Rupees (INR). We reserve the right to modify fees with prior notice on the Platform. Fees once paid are subject to our Refund & Cancellation Policy.
5. Online Payment Processing
Rent collection and service fee payments are processed through Razorpay, a third-party payment gateway. RentEase acts as an intermediary facilitating the transaction and is not a payment institution, bank, or NBFC. By using the online payment features, you agree to Razorpay's terms of service. Payment disputes must be raised within 30 days of the transaction date.
6. KYC & Tenant Verification
- Tenant verification (KYT) is performed through Cashfree Identity using Aadhaar eKYC (offline OTP-based) and PAN verification.
- Consent: Before initiating KYC, the tenant must provide explicit, informed consent through the in-app consent flow. This consent is recorded with a timestamp and stored as part of the KYC record. The landlord, by triggering the KYC invitation, confirms that the tenant has been informed of the verification and its purpose as required under the Digital Personal Data Protection (DPDP) Act, 2023.
- Minimal data principle:Only the tenant's verified name is stored on RentEase servers as the outcome of a successful KYC. Aadhaar numbers are stored in masked form (last 4 digits only). Date of birth, gender, and address fields from Aadhaar eKYC are processed in transit via Cashfree Identity and are not persistently stored on RentEase servers.
- Association-facilitated KYC:Housing associations and residential societies may enrol with RentEase and agree transparent KYC charges and coverage (including any society-funded or waived per-check fees for tenants). Tenants see what applies before they start KYT. The association does not receive access to the tenant's raw identity data. The same consent and data minimisation obligations apply regardless of who pays for the verification.
- Verification results are sourced from government databases via Cashfree Identity. RentEase is not responsible for the accuracy of data from these sources.
In the event of a personal data breach affecting KYC or identity data, RentEase will notify the Data Protection Board of India within 72 hours (or as required under applicable DPDP Rules), in accordance with the DPDP Act, 2023. Affected tenants and landlords will be notified through the Platform without undue delay.
7. Digital Agreements & e-Signatures
- Rental agreements are generated using state-compliant templates currently supporting Tamil Nadu, Karnataka, Maharashtra, Delhi, Uttar Pradesh, Kerala, Andhra Pradesh, Telangana, Gujarat, and Rajasthan.
- e-Signatures are OTP-based (not DSC). Both landlord and tenant sign via OTP verification sent through WhatsApp.
- Signed agreements are provided as PDF documents and are intended to be legally valid electronic records under the Information Technology Act, 2000.
- RentEase provides the agreement generation tool and does not provide legal advice. Users are advised to consult a legal professional for specific legal requirements.
8. WhatsApp & SMS Communications
By using the Platform, you consent to receive transactional communications via WhatsApp and SMS, including but not limited to:
- OTP codes for authentication and e-signatures
- Rent reminders (before due date, on due date, and overdue)
- Payment receipts with attached PDF documents
- Tenant onboarding invitations
- KYC verification invitations
- Agreement signing requests and confirmations
- Agreement expiry warnings
These communications are delivered through MSG91 and are essential to the functioning of the Platform. Opting out of transactional messages may limit your ability to use certain features.
9. User Responsibilities
- Ensure all property, tenant, and financial information entered on the Platform is accurate and up to date.
- Obtain proper consent from tenants before initiating KYC verification or sharing their personal data on the Platform.
- Comply with all applicable Indian laws regarding rental agreements, tenant rights, and property management.
- Not use the Platform for any unlawful, illegal, or fraudulent purpose.
- Not attempt to reverse-engineer, copy, modify, or redistribute the Platform or its contents.
- Not misuse the WhatsApp/SMS automation features for spam or unsolicited communications.
- Association administrators: Use unit-owner and tenant-related information obtained through the Platform only for lawful society administration and in line with our Privacy Policy. Do not attempt to obtain, export, or misuse raw KYC identity data beyond what the dashboard displays; do not share personal data of residents with third parties except as required by law or with appropriate consent.
10. Intellectual Property
The contents of the Platform — including but not limited to the design, layout, graphics, text, agreement templates, and software — are proprietary to RentEase and protected under applicable intellectual property laws. You shall not claim any intellectual property rights, title, or interest in the Platform's contents.
11. Limitation of Liability
The Platform and Services are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied. RentEase shall not be liable for any indirect, incidental, special, or consequential damages arising from the use of the Platform. Our total liability shall not exceed the fees paid by you in the 12 months preceding the claim. We are not liable for any failure or delay caused by force majeure events.
12. Indemnification
You agree to indemnify and hold harmless RentEase, its affiliates, officers, directors, agents, and employees from any claim, demand, or action including reasonable attorney's fees, arising out of your breach of these Terms, your violation of any law or regulation, or your infringement of any third-party rights.
13. Account Termination & Deletion
We may suspend or terminate your account if you violate these Terms or engage in fraudulent or harmful activity. You may delete your account at any time through the Platform settings. Upon deletion, your personal data will be handled as described in our Privacy Policy. Pending transactions, agreements, or disputes may delay account deletion.
14. Third-Party Services
The Platform integrates with third-party services including Razorpay (payment processing), Cashfree Identity (tenant verification), MSG91 (WhatsApp and SMS delivery), and Google Firebase (cloud infrastructure). Your use of these services is subject to their respective terms. RentEase is not responsible for the availability, accuracy, or practices of third-party service providers.
15. Governing Law & Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of India. All disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts in Tiruvannamalai, Tamil Nadu.
